Each property has it's own page on our website featuring a marketing video, photos, description, and driving directions.
Rental properties are marketed on a variety of both membership sites, social media platforms, and paid ads to include Realtor.com and Rentredi.com.
We post listings to the MLS, to utilize the service of several thousands of REALTORS® to help us in finding
prospective tenants. We offer a co-op of a portion of our leasing commission to incentivize licensed REALTORS® to bring us the most qualified tenants.
Rental applications are all processed online.
Leases are all executed online through our app.
Utilizing the Internet and modern technology, we are capable of leasing properties sight-unseen to residents from out of state looking to move, both as corporate and government relocations.

Repairs & Maintenance

Our App allows tenants to electronically submit maintenance requests and upload photos and videos of the issues for immediate response.

Our Managers will immediately get quotes for repair and set up repair appointments between the repair company and tenant to make certain all issues are remedied in a timely manner.
As the landlord, you will be able to submit payment to the contractors directly, and they will invoice you directly via email so that you have all documents for your records.

Accounting/Rent Collection

Tenants are able to pay online through their app, and all transactions are accounted for through our Quickbooks program, so that property owners will get a monthly detailed invoice.
Property Owners will get a once a month payment with invoice which can be handled electronically or mailed via USPS

FAQ

Once we have received a signed Property Management Agreement, we will add your property to our marketing system. When someone is interested in your property, they will be given a Pre-Qualification application.

If the applicant passes our screening process, we will ask them to make full application and sign a lease for one year, unless a 7-month term is agreeable. First, Last and a security deposit will be paid at the time of lease signing. If there are any applicable pet fees, those are due as of the lease start date. The Last month’s rent & pet fee will be held in escrow and the First Month’s rent (minus commissions) will be mailed to you. Typically, all Deposits are equal to one month’s rent. Non-refundable pet fees are between $250-$350 per animal (no more than two) unless agreed upon otherwise. If they do have a pet, there can also be a pet fee (between $100-$200 per animal) monthly which can be discussed with you as the property owner. A copy of the rental agreement (lease) will be emailed to you for e-signature! The tenant’s security deposit is held in a security deposit escrow account pursuant to Florida's Landlord/Tenant Law. At the end of lease and per our move out inspection, the Security Deposit will be refunded to the tenant minus any damages beyond normal wear & tear, pet damages, etc. The escrow account is managed under STRICT Florida Real Estate Commission guidelines.

Rent is due by the 1st of the month
Rent is considered late on the 5th and a $100 late fee is assessed after the 5th.
A “Late Notice” is emailed to any tenant on the 6 th , who has an outstanding balance. Their file may also be sent over to an attorney to give a 15-day Notice to Vacate letter, pursuant to Florida law, that tells Tenant what needs to be done to bring their account current and avoid eviction. We really encourage all Tenants to pay online, via a tenant portal.
If rent is still unpaid by the 15th, eviction notice may be filed on or about the 20th. You will be notified and consulted if we are unable to resolve the issue, and we will assist with the eviction proceedings.

Roughly 60-90 days before your Tenant's lease expires, you will be contacted about renewing their lease. This is to determine if you still want to rent out your property and/or if you want any rent increase. Once your permission is given, a lease renewal letter is emailed to your tenant. This letter gives them the option to renew for another one-year or 7- month term or give their 30-day required notice. If the Tenant renews, you will be emailed a copy of the renewal. If they give notice, you will receive a letter letting you know when they plan to move out.

When a Tenant moves out, a final inspection of the property will be made. The inspection will determine if any charges need to be withheld from the tenant’s Security Deposit. GE will determine any necessary turnover repairs and will report to you what repairs, if any, are needed. If funds are to be withheld from the tenant’s Security Deposit, they will be transferred out of our tenant Security Deposit Escrow account, into the owner’s rental account and will be used towards outstanding bills. If you received a non-refundable pet fee at the beginning of the lease, we will deduct that charge from your rental proceeds to cover costs for carpet cleaning and deodorizing.

Statements are emailed out on the 10th & 11th. If the 11th falls on a holiday weekend, we will make payments via ACH, the next business day. Any rental proceeds and late fees collected after the 5th will be sent to you via ACH deposit, on or as close to the 20th of each month. This will include any pro-rated rent from move-ins or move-outs. If your tenant has not paid rent by the 5th, you may still receive your monthly statement, but it will not include any funds, and you will not be charged a management fee until rent is received.
